Adaptive Reuse Projects

Many of our projects begin with buildings and sites that are overlooked, underutilized, or considered challenging to redevelop. We view these conditions as opportunities—preserving what matters, solving for what doesn’t, and reimagining spaces in ways that respect their history while supporting long-term use.

Our approach to adaptive reuse is grounded in practicality and care. We prioritize retaining architectural character where it adds value, integrating new construction only where necessary, and designing spaces that function effectively for hospitality operations day to day. The result is redevelopment that feels intentional, authentic, and rooted in place.

Across both small-town and urban contexts, we’ve worked with historic structures, constrained parcels, and fragmented sites—transforming them into active destinations that support surrounding businesses, strengthen downtown fabric, and extend the useful life of existing buildings.

Multi-Concept Redevelopment

Some redevelopment opportunities call for more than a single use. In select projects, we take a multi-concept approach—layering complementary hospitality experiences within a single structure to drive all-day activation, operational efficiency, and a stronger sense of place.

On North Baldwin Street in Bargersville, Taxman Hospitality Group undertook a coordinated redevelopment that combined selective demolition and new construction while preserving the adjacent Masonic lodge. The property was reimagined as three distinct yet integrated hospitality environments: Pizza & Libations, Cellar’s Market, and Up Cellar—each with its own identity and audience, yet designed to function cohesively within a shared structure.

By coordinating design, infrastructure, and operations across concepts, this model allows us to unlock underutilized buildings and serve different audiences throughout the day within a single site. The result is consistent activation, efficient operations, and a redevelopment that remains active, relevant, and community-serving across seasons.

We work collaboratively with towns, developers, property owners, brokers, and lenders to align vision, feasibility, and execution. Our role may include serving as an anchor tenant, operating partner, co-developer, or long-term owner, depending on the opportunity.
